TENANT INFORMATION

Welcome to ABBA Lettings.

We hope you have found a suitable property and are looking to process your application via ourselves.
We like to be up front with our processes and fees to the extent we are happy to publish them on-line so you know in advance how we
conduct business and how much it will cost.
We hope the information below answers any initial queries you have but if not or you would like to discuss further please feel free to contact us.

As a rule we only accept applicants who are either :-

Professional / working tenants, tenants with other means of income e.g. pension and student tenants who have a suitable guarantor.



Renting Procedure
All tenants are assessed for suitability initially on earnings / income in relation to the monthly rent.
We will not accept a guarantor unless the earnings shortfall is minimal in the region of 5%.
Joint earnings will contribute to the earning criteria. e.g. if the requirement is £20k per year and you both earn £10k per year this is acceptable.
Earnings is based on basic salary, overtime and bonus's are not taken into account.

Affordability Guide
Rent £200 pcm Basic Salary required = £6,000 per yr
Rent £400 pcm = £12,000 per yr
Rent £600 pcm = £18,000 per yr
Rent £800 pcm = £24,000 per yr
Rent £1000 pcm = £30,000 per yr

Referencing
All tenants and student guarantors are referenced using our nominated referencing company.
A result will be issued being either:-
Acceptable, Acceptable with suitable guarantor or declined. Their decision determines whether a tenancy will be offered.

All tenant applicants over the age of 18 will be asked to complete an application form and will need to be referenced.

The referencing company will conduct the following checks:-

Credit history - Residency - CCJs - Bankruptcy.
Employment status / basic salary / Accounts if self employed (3 years required) or pension.
Previous landlord/s where applicable.

Please note Adverse credit must be declared, we can often evaluate the result prior to submission saving you any fees.
Undeclared Adverse credit history is an automatic decline. Declared adverse credit history if very minimal maybe acceptable with a guarantor.

Tenant Fees
ABBA Lettings do charge fees, however these are very competitive and are as follows. We do NOT charge VAT

Standard fees
Referencing 1st applicant £125.00 Further Applicants £95.00
Reference guarantor if required £50.00
Tenancy renewal £30.00

Other fees that maybe incurred
Provide reference at end of tenancy if asked to do so £10.00 can be deducted from deposit.
Late rent reminder if letter required £10.00
Early termination of tenancy :- administration charge £150.00
Amendments to tenancy agreements at your request £55.00
Sunday move in £35.00 (between 0900 hrs & 1200 hrs) we will not conduct a move in after 1200 hrs

Check in and check out free of charge there are no other standard fees applicable.

DSS / LHA
Only acceptable if a landlord specifically request that the property is offered to DSS / LHA applicant and is managed by the landlord.
Any properties that fall into this category will be identified within the property detail page.

Deposits
In most instances a deposit is required when renting any form of acommodation this is normally equivalent to :-
one months rent plus £100 if unfurnished or £200 if furnished. The figures are reduced for shared houses or lodgings.
All deposits taken are submitted to The Deposit Protection Service (DPS)
You will be given full details and the T&Cs at time of signing the tenancy agreement.

Reserving A Property
Now that you have found the acommodation you were looking for the basic procedure up to move in is as follows:-

1. Viewing complete.
2. All tenants complete an application form, sign and date. Agree a move in date.
3. Submit application form with Reservation Fee (Normally about 15% of rent) + the referencing fees to ABBA Lettings.
(((Please note the reservation is deducted from the first months rent and is NOT an additional charge)))
4. Application/s are processed and results obtained.

At this stage normally acceptable we proceed. If however you were declined your reservation is returned and the process ends.

5. Tenancy agreement prepared.
6. Pay balance of first months rent and deposit. (Must be paid in cleared funds prior to moving in) Bank transfer preferred.
7. Arrange Tenancy Signing by all tenants and Agent / Landlord.

MOVING IN

Agreements
If not already signed you will need to sign the following :-
Six month or twelve month Assured Shorthold Tenancy Agreement any addendum sheets and the DPS prescribed information.
In the case of lodgings a lodger license will need to be signed.
If a guarantor is applicable they would need to sign the guarantors Deed Of Guarantee or the tenancy agreement.

Copies of the above are normally available prior to move in so that you have a chance to read through and ask any question prior to signing.
If you are unsure about signing any documents you should obtain legal advice, free of charge from Citizens Advice Bureau.

Failure of any tenant / guarantor to sign will delay the move in.

Check In
Once at the property a prepared inventory will be agreed and signed, photos / video agreed and metre readings taken.
Keys are then handed over.

We always advise utility suppliers and the local council of your move in with metre readings when applicable, but we suggest you do this also.

Contents Insurance
We do not supply tenant contents insurance nor does the landlord.
It is your choice but if you wish to have your contents covered then you can obtain a number of quotes from this website.
